Your journey with us begins with a phone call or a cup of coffee. Our free consultation uncovers your goals, the best means to your goals, and the details of how we can serve you. 

1aCoaching. For first-timers only: We help you get your first cash flowing single family or duplex under contract within 3 months, and owned within 4 months, or you pay nothing. ($2,000 up front, refundable if you don't get your property; $500 a month until you get the property.) 

1b. Consulting. For investors only: We help you get your stagnant portfolio cash flowing like a monster -- by pruning (decide which properties to sell), maximizing rents, adding value, minimizing vacancy. (Fee varies depending on need.)

2. LLC Partnership. In some cases, the alignment is perfect and we want to do business together long-term. I've done this four times and may continue or may not. The way it works is we start a new LLC for the sole purpose of buying a great property. You and Numinor combine efforts and get the deal done. We share risks and rewards. (No fee)

3. LPS. Accredited and savvy investors can join one of our upcoming syndications. We source our own deals, raise our own capital, sponsor our own deals, execute, and asset manage our own deals. We are the operator you've been looking for. While nothing in life is guaranteed, we have a strong history of great returns. (We pay YOU.)
